Lead Paint Testing

Component of the comprehensive assessment

Lead testing is a specialty add-on inside the Comprehensive Environmental Assessment for homes where age and condition warrant it. Not sold separately; it's part of the full evaluation.

A specific test for a specific question

Lead-based paint was legal in U.S. residential construction until 1978. Intact, it's generally stable. Chipping, peeling, weathered, or being sanded — it becomes lead dust, which is especially harmful to pregnant women and children under six, whose developing systems absorb it at far higher rates than adults.

Lead paint testing answers a specific question: which painted surfaces in this home actually contain lead, and what condition are they in? Paint chip samples go to an accredited lab; the report tells you which rooms and which surfaces matter, and the condition notes tell you where disturbance risk is highest. With that in hand, the practical options are monitoring, encapsulation, or licensed abatement — and those are very different in cost and scope.

We're certified, so testing is within our scope. Remediation itself is a separate licensed trade; we'll help you understand the results and what comes next, but we'll send you to specialists for the actual abatement work.

Every situation is different, and will be a bit nuanced.
